What closing costs look like in Arizona

The short answer

Arizona closing costs typically include lender fees, appraisal, title insurance, escrow fees, recording fees, and prepaid items such as homeowners insurance and property tax reserves. Every lender must give you a standardized Loan Estimate within three business days of your application so you can compare offers line by line.

The four buckets

Nearly every closing cost falls into one of these groups:

  • Lender charges: origination, underwriting, and any discount points you choose to pay
  • Third-party services: appraisal, credit report, flood certification, and survey if required
  • Title and escrow: title insurance and the escrow company's settlement fee; Arizona closings are handled by escrow companies
  • Prepaids and reserves: the first year of homeowners insurance, prepaid interest, and initial property tax and insurance reserves

How to compare offers

The federal Loan Estimate form is identical from lender to lender, which makes side-by-side comparison practical. Compare Section A (origination charges) and the rate together, because a lower rate often comes from paying points.

Your Closing Disclosure arrives at least three business days before closing. Compare it with your Loan Estimate and ask about any change.

Ways to reduce cash to close

Seller concessions, lender credits in exchange for a slightly higher rate, and gift funds can all lower the cash you bring. Each has trade-offs, and we model them before you choose.
